Terms of Use

These Terms of Use (the "Terms") govern your access to the AIG Realty LLC Virtual Office Website (the "VOW"), which provides MLS listing information supplied by the Arizona Regional Multiple Listing Service ("ARMLS"). By registering for or using this VOW, you agree to these Terms.

1. Consumer–Broker Relationship

By registering, you acknowledge that you are entering into a lawful consumer–broker relationship with AIG Realty LLC for the limited purpose of receiving MLS listing information through this VOW. These Terms do not, by themselves, create a written representation agreement, nor do they impose any financial obligation on you.

2. Personal, Non-Commercial Use Only

All information obtained from the VOW is intended only for your personal, non-commercial use.

3. Bona Fide Interest in Real Estate

You represent that you have a bona fide interest in the purchase, sale, or lease of real estate of the type offered through this VOW.

4. No Redistribution

You will not copy, redistribute, or retransmit any information obtained through the VOW, except in connection with your consideration of the purchase or sale of an individual property.

5. ARMLS Ownership and Copyright

You acknowledge ARMLS's ownership of, and the validity of ARMLS's copyright in, the MLS database.

6. Compliance Access

You expressly authorize ARMLS and other ARMLS Participants (or their duly authorized representatives) to access this VOW for the purposes of verifying compliance with MLS rules and monitoring display of Participants' listings.

7. Account Security & Password Expiration

You are responsible for maintaining the confidentiality of your username and password. In accordance with ARMLS VOW rules, your password expires every six (6) months. You may renew your password at any time from your account page. AIG Realty retains records of your registration and account activity for at least 180 days after your password expires.

8. Data Accuracy

All information is deemed reliable but not guaranteed. Information should be independently verified by the recipient and none is guaranteed as accurate by ARMLS.
